Our expertise

Chapter has been founded by Chartered Surveyors, Ryan Barnhill and Sam Miller. Chapter is a socially responsible developer focussed on creating sustainable places where people and communities thrive.
At Chapter, we aim to create a lasting social, economic and environmental impact with each individual project. We believe that buildings, towns and cities must create a lasting positive impact on people and planet, whilst also meeting the needs of the communities, partners and stakeholders we work with.
Our in-house team has the capability and determination to drive any project from inception to completion. We also have a well-established team of external experts, who bring their specialisms to each project and assist in the successful delivery of our development pipeline.

Principal Developer

We lead the process from inception to completion. We undertake feasibility studies, acquire land for development, lead the design process, secure planning consent and construct the scheme.

Development Management

Chapter leads the delivery of projects from cradle to grave on behalf of landowners, Registered Providers and third-party investors. Our approach aims to deliver successful developments for our partners and create a lasting positive impact for people and communities.

Meet the Team

Sam Miller, MRICS
Co-Founder and Director
Sam is an experienced Chartered Surveyor having started his career in property at JLL in 2006. Sam has experience in a diverse spectrum of sectors within the industry. In recent years he has led Langdale Capital, a developer focussed on high quality mixed-use and residential development.

Sam has now co-founded Chapter with Ryan Barnhill focussed on being leaders in socially responsible development.
Ryan Barnhill, MRICS
Co-Founder and Director
Ryan is a Chartered Surveyor with over 15 years’ experience having previously held various roles with regional developers, development consultants and registered providers.

Ryan's experience spans asset management, land acquisition and development management. His main focus over the past 10 years has been delivering sustainable, affordable housing in partnership with housing associations.

Blackley

The VASA club sat empty for a number of years until Chapter stepped in and negotiated a deal with the long leaseholder and the freeholder (Manchester City Council) to allow the site to be brought forward for 100% affordable housing development.The development designed by Ollier Smurthwaite will see a scheme comprising:

8 1-bedroom apartments
8 2-bedroom apartments
20 4-bedroom houses

Chapter are targeting a low carbon scheme employing Passivhaus principles.

A former pub was carefully extended and converted within the conservation area of Parbold village to form a much needed convenience store for the community.  An EPC A-rating was achieved.
